The average size of new homes in the United States has decreased to its smallest in 13 years, dropping from 2,479 square feet in 2022 to 2,411 square feet in 2023, according to the National Association of Home Builders (NAHB).

"This decrease is related to changes in home buyer preferences and worsening housing affordability," said Rose Quint, NAHB assistant vice president of survey research.

With smaller homes becoming more common, home trends are adapting to maximize available space. Here are some tips from home experts on maximizing space in smaller homes:

  1. Choose Multi-Use Appliances: Consider appliances that serve multiple purposes, saving counter space. Combination washers and dryers are gaining popularity.

  2. Opt for Smaller Appliances: Smaller size options for appliances can better fit smaller kitchens and individual household needs.

  3. Utilize Vertical Space: Mount appliances like microwaves and add wall shelving to free up counter space. Consider adding shelving and hanging storage throughout the home.

  4. Incorporate Hidden Storage: Use cabinets and innovative storage solutions to hide clutter and maximize space.

  5. Customize Furniture: Unique and custom-shaped furniture can optimize space in smaller rooms and unique layouts.

  6. Design Creatively: Find opportunities for innovative design choices, such as open shelving in kitchens or combining functional spaces like mudrooms and laundry rooms.

  7. Avoid Overdecorating: Be selective with decor to avoid clutter and make every design element intentional.

  8. Invest in Personalization: Consider investing in custom elements that make the home unique and tailored to your preferences.

Embracing these strategies can help make smaller homes feel more spacious and functional while reflecting your personal style and needs.
